It is estimated that more than half of all
houses are sold before the buyers even get out of their cars. The
buyer's first, and most lasting impression of
your home will be what they see as they drive up. It's called "Curb
Appeal." So stand
across the street from your house and review its curb appeal. it is
helpful to walk your property and list what is less than satisfactory,
without regard to cost or time. You can review the list afterwards to
determine what you can and can't repair. Here is a
checklist for the outside of your home:
The House
The Yard

Remove everything outside your home that doesn't need to be
there

Move garbage cans, etc. into your
garage

Inspect all plantings. Prune bushes & trees so they don't block
windows

Mow the lawn more frequently and plant
flowers

Put down some fresh wood
chips

Fertilize the lawn to make it
as green as possible

Put bikes and
toys in the garage

Park extra cars away from the
property

Keep pet areas

Inside
CLEAN! CLEAN! Just making a few changes can
allow a buyer to see your house as their dream home. Here are some ideas for
the inside of your home:
Kitchen and Bathrooms
- Put dishes away, unless setting a formal display
for decoration
- Maintain all sealants (window, tub, shower,
sink, etc.) in good condition
- If unsightly,
have the tub re-caulked and mineral deposits removed
- Shine fixtures
and clean mirrors
- Clear off
counter tops, maximizing the available space
- Remove
refrigerator magnets and photos; if your kitchen is clear, prospective
Buyers can begin mentally "moving their own things" into your
kitchen
- Clean stove,
microwave and refrigerator
- Keep plumbing and all appliances in working
order
Bedrooms and Living Area
- Clean carpets, drapes & windows. Repaint where it will make the room
brighter
- Remove all unnecessary items from all
rooms
- Keep decorative items to a
minimum

Less furniture and
clutter makes a room feel spacious
- Open
the drapes and leave all the lights on during showings
- Install one size larger light
bulbs; brighter rooms look and feel larger
- Remove personal pictures from walls &
furniture so your prospective
buyers will mentally "see themselves living in your home" Your
family's personal items make it hard for them to do that
- Quick once-over with the vacuum; carpets should
be clean
- Place fresh flowers in the main
rooms
- Make beds and put all clothes
away
- Straighten
closets, put unused items in storage
- Turn off
television
- Put toys away
- Play soft music,
it helps
prospective buyers relax during a stressful time
- Keep pets out of the way and pet areas clean and
odor-free
- Secure jewelry, cash, prescription medication
and other valuables
Additional Tips

Allow your Realtor to put a lockbox on the property. Some agents won't
bother to show a home where they have to arrange to meet someone at the
home.

Potential buyers usually feel more comfortable
if the owners are not present.

If people unaccompanied by an agent request to
see your property, please refer them to your real estate professional for an
appointment

Leave a number where you can be reached if you
are leaving town, even for a weekend
